Where It All Began

Every business has a story, but the story of M+J Builders is as much about family, resilience, and grit as it is about structures and buildings.

For Michael and Jessica Buckley, the inspiration came close to home. “We had a few close family members doing great things back in Victoria within their own successful business and that helped us shape, ‘if they can do it so can we.’ Michael was always very driven to succeed as a builder as that’s what he loves.”

Michael shares “For me, building has never just been a job, it’s what I love. I wanted the chance to create something of our own, something we could be proud of, and something that would last.”

After completing his carpentry apprenticeship in 2008, Michael set his sights on becoming a licensed builder. It meant long nights of sacrifice. He would work a full day on site, then drive nearly three hours each way into Melbourne for night school, three times a week, for six months. While Michael pushed himself through the study and the endless hours on the road, Jessica was at home with their newborn, providing the support that made those long months possible. Those sacrifices laid the foundations for the future.

Fun Fact: M+J Builders was orginally called ''Bucks Constructions'' when located in Echuca, Victoria.

The Leap North

In their home state of Victoria, the struggle to get ahead continued. The couple took on their first two projects- building houses- but walked away with more lessons than profit.

Jessica recalls, “We built two houses back in Victoria. Although we lost money doing this we learnt many valuable lessons along the way. And I think that was what helped us make the decision to move to the NT.”

By then, times were so tight that they were borrowing coins from their children’s money boxes to cover the rent. Faced with mounting challenges, they made a bold decision: to start fresh in the Northern Territory.

They packed their kids and their few belongings into a car and drove 3,750 kilometers north to Darwin, stopping briefly in Wyndham on the way. “We had nothing,” Jessica says. “We moved to Darwin for work opportunities and the great lifestyle.”

That leap of faith became the turning point that marked the beginning of M+J Builders.

Early challenges and Turning Points

Starting a business in a new place was never going to be easy. Like many small companies, cash flow was the hardest obstacle. Jessica remembers the stress of calling clients when payments were only a day late, just so wages and bills could be covered. “I hated doing it, but we desperately needed the funds to pay our team and our bills.”

Michael and Jessica refused to let the challenges define them. They leaned on mentors, surrounded themselves with support, and committed to learning everything they could about running a business. Growth courses helped them set ambitious targets. Jessica recalls sitting in a session predicting the company’s turnover for the year ahead- numbers that once seemed unachievable. “We have surpassed all expectations,” she says.

Another defining moment came in March 2018, when Tropical Cyclone Marcus struck Darwin. The category 2 system brought wind gusts of up to 130km per hour, toppling thousands of trees and causing widespread damage to homes, vehicles, fences, sheds, and infrastructure. More than 430 powerlines were brought down, leaving around 26,500 people without power. While thankfully there were no severe injuries, the clean-up was extensive.

For M+J, the cyclone became an unexpected turning point. Stepping in to help with the recovery and rebuilding effort gave the company an opportunity to prove itself. At the time, M+J had just 17 staff, and by the end of that year, the team had grown to meet high demand.

From there, the business accelerated. Between 2014 and 2018 (the year of Cyclone Marcus), M+J grew 32.73 times. In the seven years since, from 2018 to 2025, the business has grown another 5.42 times. Overall, from its early beginnings in 2014 to today, M+J has grown a staggering 215.62 times.

What began as a small family business had now proven it could rise to meet even the toughest challenges. It was in moments like these that Michael and Jessica realised M+J Builders wasn’t just surviving, it was thriving.

Building a Company, Building a Team

From those humble beginnings, M+J Builders has grown into a multi-award-winning company delivering projects across the Northern Territory- from schools and health centers to defence facilities, housing, and community spaces.

In the early days, it was just Michael, Jessica, and Michael’s dad, Billy, doing everything they could to get the business off the ground. From there, the team slowly grew, first to five, then to ten and has kept climbing ever since. Today, M+J Builders proudly stands at a team of more than 75 people, supported by a wide network of subcontractors, partners and clients.

Over the years, that growth has also been recognised through more than 16+ project awards, celebrating not only the quality of M+J’s projects but also the leadership and values behind them.

Michael was named Young Builder of the Year in 2018 and has been recognised as a finalist for Workplace Leader, while Jessica was honoured as Best Blak Female Business Leader. Together, they’ve also received awards for growth, leadership, mentoring, and allyship, reflecting M+J’s commitment to building more than structures and buildings- but also strong teams and industry culture.

For Michael and Jessica, true success isn’t measured only in completed projects- it’s measured in people.

“I am most proud of our team,” Jessica shares. “There are still a few who have been with us since we started. They are the heart and soul of what we do and have been with us through every bump, every change and all the wins that make it worth it.”

Michael agrees, but his focus is often on the next generation of builders. “When I see smaller subcontractors starting out, I remember being in their shoes. I know how tough it is at the beginning, so if I can share knowledge or give someone a chance, that’s what leadership is about. I don’t always have all the answers, but I’ll sit down with them, go through the plans, tell them the truth, and do what I can to help.”

Just as important has been their shared commitment to mentoring. Remembering what it was like to start small, they now guide younger subcontractors, offering patience, understanding, and opportunities. “It’s now our responsibility to mentor and develop those smaller younger businesses so they too can have the same opportunities,” Jessica adds.

Lessons and Legacy

With over a decade behind them, Michael and Jessica reflect on what’s made the difference. At the core of M+J Builders are the values that have guided every decision since day one: Team, Customer Service, Innovation, Honesty & Integrity, Respect, Quality, and Enjoyment.

These values aren’t just words on paper- they are lived out every day. Team is about standing by one another through challenges and celebrating wins together. Honesty & Integrity are non-negotiable- owning mistakes and standing by their word. Respect shapes every relationship, whether with clients, staff, subcontractors, or community. Quality has been at the heart of every project, and finally, Enjoyment reminds the team to take pride in their work and find satisfaction in what they build together.

Jessica sums it up best: “Always be honest, reliable and if you make a mistake you need to own it. It’s like the saying ‘It takes a village’ and it’s so true. We have leaned on so many people and mentors throughout our different stages of growth. I think to always keep learning, listening and asking questions.”

These values- lived out through every project, every challenge, and every success- are the real legacy of M+J Builders.

Looking Forward

What motivates Michael and Jessica today is not just the growth of their business, but the impact of the structures and buildings they deliver. Each school, health centre, home, defence facility, and community space is a tangible contribution to the Territory.

Equally motivating is the community behind those projects- the team members, subcontractors, and clients who make them possible. Michael and Jessica know they don’t have all the answers, but they lead with patience, understanding, and a commitment to lifting others up, just as they once needed.

For them, these structures and buildings are more than walls and roofs. They represent resilience, family, and community. They represent the belief that with hard work and integrity, anything is possible.

The legacy Michael and Jessica hope to leave is simple yet powerful: a lasting contribution to the NT’s landscape through quality-built structures and buildings, and a culture that supports others along the way.

Michael says “Every time I drive past a school or health centre we’ve built, I feel proud. It’s not just a building, it’s something the community will use for decades, and we’ve had a part in that.”

Michael reflects: “For me, it’s always been about building something we can be proud of, not just projects, but opportunities for others. That’s what keeps me going every day.”

Jessica adds: “When I look back at where we started and where we are now, I’m proud of the sacrifices, the lessons, and especially our team. M+J will always be about more than us, it’s about the people who’ve been part of the journey.”

Building KFC Stuart Park

The Project

Situated at 43 Stuart Highway, next to Sweet Brew Café, the new KFC Stuart Park stands on a site that was once a vacant single allotment. We transformed the unused land into a fully operational restaurant designed to meet KFC’s strict global specifications. The project was completed on time, and the restaurant opened its doors in November 2024.

Revitalising Cullen Bay: Enhancing Darwin's Premier Waterfront Precinct

Cullen Bay has always been a favourite spot for locals and visitors, offering a laid-back, tropical waterside lifestyle just moments from Darwin’s CBD. Recently, the precinct has undergone a revitalisation aimed at strengthening the connection between the beachfront and marina, while enhancing the area’s appeal with new greening and cooling initiatives.

Role in the Revitalisation

As part of the Cullen Bay revitalisation project, M+J Builders played a key role in transforming the precinct into a more vibrant, accessible space:

Shade Structures: We installed three new shade structures around the marina, providing much-needed relief from the harsh tropical sun and creating spaces for visitors to relax in comfort.
Seating & Gathering Spaces: Our team worked on installing informal seating areas, paving, and concrete works, plus arbours over shops to create inviting spots for social interaction and relaxation.
Artistic Lighting: To bring the precinct to life at night, we added lighting that creates stunning art effects, making the space a lively destination after dark.
Accessibility Improvements: We made sure that Cullen Bay is accessible to everyone by building pathways for disabled access to the beach and gardens.

Overcoming Challenges

This project came with its share of challenges, including managing pedestrian traffic, navigating council property constraints, and coordinating works around busy roads and local businesses. With careful planning and execution, our team ensured the area remained accessible throughout the process, minimising disruptions to the public as the site always has high numbers of foot traffic.

A Collaborative Effort

The revitalisation was a joint effort led by the Northern Territory Government and Cullen Bay Marina Management Corporation, with funding and oversight focused on creating cooler, more attractive spaces that would draw both locals and tourists. The goal was to improve liveability and bring more visitors to this prime location in Darwin.

Designing for the tropics

Building in Darwin’s tropical climate means more than just making durable structures. It’s about designing buildings that are adaptable to the intense heat, humidity, and heavy rainfall. Sustainable designs incorporate features that mitigate the environmental impact while keeping operational costs down for residents and businesses.

Passive cooling solutions: One of the key elements of sustainable construction in the tropics is minimising energy consumption through natural cooling techniques. Large overhangs, ventilated roofs, and shaded windows help reduce the need for artificial cooling. In Darwin, well-designed ventilation allows buildings to harness the breezes while minimising the use of air conditioning, reducing energy costs.

Sustainable materials

Using locally sourced and environmentally friendly materials is crucial in tropical environments. It not only reduces transportation emissions but also ensures the building materials are suitable for local conditions.

These materials can include:

Treated timber from renewable sources, which is both durable and effective in the wet-dry tropical cycle. For example, we’ve used Gumatj timber on various projects, from a local NT owned mill.
Recycled materials like steel or concrete can lower the carbon footprint of the construction process while maintaining structural integrity.
Bamboo as a fast-growing and strong alternative to traditional hardwoods, we use bamboo for decorative finishings.
Cool roofing materials, such as reflective tiles or metal roofing, which deflect sunlight and reduce heat absorption, helping to lower indoor temperatures in tropical areas.

Energy efficiency in construction

Energy efficiency is a pillar of sustainable building. Implementing solar panels, energy-efficient lighting, and smart building systems can significantly reduce the overall energy consumption of a structure.

In Darwin, where sunlight is abundant, solar energy is a natural choice. Projects that embrace solar solutions help reduce the reliance on non-renewable energy, making buildings more resilient to both environmental and economic challenges.

Water management

Case study:
Somerville Palmerston and Katherine

M+J Builders constructed 7 houses for high dependency occupants in Palmerston and Katherine. Here’s some key features that made this project energy efficient and sustainable.

Energy efficiency:

These homes were rated 7.4 in energy efficiency. Features included:

High venting ceiling with high level louvre windows to allow ventilation
Venting roofs
Shading wall classing of masonry over windows around the property
Breeze corridor with louvres throughout hallways
Breeze corridor with both homes opening onto deck
Natural light into the centre of the building
Solar/PV panels with 2 hour battery backup power for vulnerable tenants to use in an emergency

Water efficiency:

We upgraded showers, taps and appliances to maximise water efficiency throughout the homes which transferred water usage from approximately 25L a minute to 4.5L a minute for each fixture.

Resource efficiency:

Locally sourced Gumatj timber though an Indigenous supplier in the NT
Maintained a waste register throughout the build which documented the split between recycled materials and waste materials
Donated off-cuts of timber, steel and iron to HPA - Helping People Achieve, a disability service.

Eastern Chiller Upgrades at Darwin International Airport

M+J Builders recently upgraded the HVAC system at Darwin International Airport. The existing air-cooled chillers were nearing the end of their end of life, prompting the construction of a new Eastern Chiller Plant.

Project features:

Higher efficiency : The new cooling system uses advanced technology that optimises efficiency and adjusts its operating speed, ensuring compatibility with the existing electrical infrastructure.
Increased equipment redundancy : We incorporated additional backup systems to enhance reliability, ensuring uninterrupted cooling even in the event of a failure.
Protection from Fuels and Exhaust : The new cooling units are designed to reduce the damage caused by aviation fuels and exhaust gases, keeping them in better condition.
Smooth transition : The new system was tested and launched while the old system was still running, ensuring there was no disruption during the changeover.
Future expansion capability : The design includes provisions for additional interfaces, allowing future terminal expansions within the existing plant room as needed.
Controlled environment: All the equipment will be stored in a clean and pressurised area to maintain its efficiency.
Capacity for future electrical upgrades: We are allowing for major electrical upgrades in the future to accommodate increased chilled water capacity as operational demands grow.
Construction: The building is constructed in blockwork, and has a suspended concrete slab dividing the two levels. On the ground floor is the chillers, pumps and switchboards and on the second floor is the cooling towers. The building is sheltered with aluminium screens that provide an architectural finish to the building.

A luxurious apartment renovation in Darwin CBD

M+J Builders collaborated with DJK architects to undertake a luxury renovation on the top-floor apartment of the Mantra Pandanas building, in the heart of Darwin's CBD.

The renovation project began with a comprehensive strip-out of the existing finishes, services, and cabinetry in the bathrooms and kitchen. One of the key challenges we faced was that the previous build left historical scars that we needed to carefully work with.

Once the strip-out was complete, we replaced the timber floors throughout the kitchen and living areas. Due to water damage the existing floors needed to be removed, so we installed new battens and compressed sheets, followed by large ceramic tiles.

Casambi is a state-of-the-art wireless lighting control system that uses Bluetooth Low Energy (BLE) technology to manage and control lighting fixtures.

Casambi features include:

Wireless Control and Flexibility: Casambi eliminates the need for extensive wiring, making installation quicker and less disruptive. This is particularly beneficial for retrofitting existing buildings where rewiring can be costly and complex.
App-Based Management: Users can control their lighting through a simple and intuitive mobile app. The app allows for easy adjustments of light intensity, colour temperature, and the creation of lighting scenes and schedules.
Automated Controls: Features like daylight harvesting and occupancy sensing further enhance energy efficiency by automatically adjusting lighting based on natural light levels and room occupancy.
Optimised Lighting Usage: Casambi allows for precise control over lighting, making sure that lights are only used when necessary and at optimal levels. This reduces energy consumption and contributes to significant cost savings.

A collaborative pool revitalisation project

In collaboration with Turner & Townsend and West Daly Regional Council, we recently had the privilege of refurbishing the Wadeye community pool. Local swimming pools play a crucial role in remote communities, serving as hubs for social interaction, connection and a retreat on hot days. With crucial funding support from the NT Government, the Council was able to reopen the pool to the community after a long five year closure.

We were invited to the NT awards night for the 2023 HIA awards, and were thrilled to take home five awards for three of our recent projects across both commercial and residential sectors.

Our Somerville Housing project took out three award categories - Specialised Housing, Green Smart House of the Year and Town House of the Year. The project involved the construction of 7 houses for high dependency occupants in Palmerston and Katherine.

The goal was to cater to the specific needs of each individual with a disability, which meant we not only meet the requirements of the Disability Discrimination Act (DDA) but also go above and beyond the standard recommendations in the National Construction Code (NCC).This project brought a new challenge for us because homes like this had never been built in the NT before.

The Somerville homes also excelled in energy efficiency, with an impressive rating of 7.4. This achievement was the result of specific design elements, including:

● High venting ceilings with louvre windows high level to allow ventilation

● Venting roofs

● Shading wall cladding of masonry over windows around the property

● Breeze corridor with louvres throughout hallways

● Breeze corridor with both homes opening up onto deck

● Natural light into the centre of the building

● Solar/PV Panels with 2hr battery backup power for high vulnerable tenants use in a emergency.

Bathroom Design of the Year

This luxurious bathroom design makes the most of the existing space, and uses a range of textured materials to give it a unique point of difference. What sets this particular bathroom apart is the collaborative process we undertook with our client. Rather than simply following a predefined plan, we worked closely with the client on a daily basis. Some of our favourite features are the three voids for natural light, stone feature fall and gold trim detail around niches and windows.

M+J Builders Office

Small Commercial Project of the Year

M+J directors Michael and Jess purchased an office space at 98 Coonawarra Road Winnellie, giving them the opportunity to create their dream office space.

We set out to design a space that embodied the existing industrial feel, featuring an open-plan layout with exposed ceilings. Creating an atmosphere abundant with greenery was crucial, which helped to create an inviting environment for both staff and visiting clients.

A luxurious apartment reno in Cullen Bay

In the heart of Cullen Bay, we took this Marina Boulevard apartment through a drastic transformation. This started with substantial demolition and structural changes to the property. This allowed us to make use of open the space and maximise the breezes and marina views.

The property now has 3 luxurious bathrooms, 4 spacious bedrooms and an impressive open plan living area with a large kitchen and butler’s pantry. One of the key highlights of the renovation is the outdoor timber deck overlooking the marina with an outdoor kitchen - perfect for entertaining throughout the year.

Medium Density 2 to 5 Dwellings - Somerville Palmerston

In an exciting contract for Somerville, we recently wrapped up an incredibly rewarding project in Palmerston and Katherine constructing 7 homes designed for high dependency occupants. Our mission was to exceed both DDA requirements and NCC standards by tailoring each home to the unique needs of individuals with disabilities - a first for homes in the Northern Territory.

Somerville was a project the whole team felt deeply passionate about. It's been inspiring to learn about the remarkable impact these homes have had on the lives of the residents, so we're hugely grateful for the recognition from the Master Builders awards.

CDU Sports Hall

The brief

At Charles Darwin University, sport plays a pivotal role in campus community. Red 2, in the centre of the campus, had an existing outdoor basketball court. However, its open-air design posed limitations for hosting events like graduations and open days, as the space is often at the mercy of unpredictable weather conditions. M+J Builders embraced the challenge of transforming this space into a climate-controlled, multi-purpose hall.

The solution

We worked closely with architects and service consultants to design the enclosed space. The key design feature was the installation of operable glazing doors and louvres, strategically placed to ensure that sports hall could still harness natural airflow when air conditioning wasn't required. To further help keep the space cool, we installed fabric mechanical ducts within the interior to effectively cool down the hall.

The hall includes two mezzanine levels on the north-west and south-east sides, housing offices and a high-level walkway/viewing platform. We also built a spacious green room adjacent to the basketball court using block work. This versatile room can be used for meetings and conferences.

Maximising breezes and sunlight

This Marlow's Lagoon residential project involved the construction of a large 4 bedroom home with open plan living and dining areas.

Project highlights:

Large master bedroom with ensuite and walk in robe
Large butlers pantry
Stone bench tops
Outdoor living area

The owners chose a block work constructed home with a double carport, focusing on maximising breezes and optimising the orientation to enhance airflow in outdoor areas. This also helped to capture western sun reflections in important spaces. The custom orb colour was thoughtfully chosen to reflect sunlight and minimise heat absorption.

Innovative design elements consisted of well-insulated walls and ceilings, along with strategically placed ceiling fans throughout the house to achieve effective thermal cooling. Splashes of rock were incorporated to add a warm and earthy touch.

Passive design principles

Passive design principles are little tricks and strategies architects use to make buildings comfortable and energy-efficient. They help make the most of the natural elements and conditions of a site. The passive design principles used for the Surcingle project include:

Narrow and elongated design with an open plan internal living layout
Orientation of the building
Well insulated walls and ceilings
Utilising reflective custom orb on the roof
Extended eaves and skillion roofs
Positioning windows and openings to enhance air movement and cross ventilation
Shading windows and solar exposed walls
Plenty of openings using louvre windows
Positioning outdoor living areas for cooling comfort

Easy Loans Office Fitout

Creating a modern and inviting workspace for Easy Loans

We had the chance to transform the Easy Loan headquarters into a contemporary space fit for purpose.

The goal was to create a practical, functional and aesthetic office environment. The project involved a complete strip-out, followed by a repurpose and refurbishment process.

Beginning with demolition, we cleared out the existing fixtures and structures. Floor grinding was then carried out to create a smooth surface for works to commence. Carpets were then installed, adding comfort and also reducing the impact of noise.

To complete the fit out, modern and ergonomic furniture, including desks, chairs, and storage solutions, were installed.

A new Winnellie home for M+J Builders

Michael and Jess, M+J directors, have had a life long dream of owning their own office. In 2022, they purchased an office space at 98 Coonawarra Road Winnellie and started the process of creating their dream home for M+J Builders.

We teamed up with Hames Sharley to design a space to meet the diverse needs of the company. Our goal was to have an open plan space with exposed ceilings to maintain the industrial look and feel of the building. It was also important for the office to have plenty of greenery, and feel inviting for both staff and clients.

We required more space than what was available at 98 Coonawarra Road, so we added an extension to the existing shed which is now used as our storage warehouse.

Housing for high dependency occupants

Our goal was to not only meet the requirements of the Disability Discrimination Act (DDA) but also go above and beyond the standard recommendations in the National Construction Code (NCC) by catering to the specific needs of each individual with disabilities. This project brought a new challenge for us because homes like this had never been built in the NT before.

Meeting unique accessibility requirements

While we're no strangers to building high-end houses, this project needed some additional expertise to ensure we ticked all the compliance boxes. We worked closely with our building certifier to follow the NCC requirements, and to tackle the complexities of meeting the unique accessibility standards, we brought in an independent certifier who's a highly experienced in SDA compliance. Through our collective efforts we were able to address all design challenges.

House features

The houses constructed were a combination of steel frame houses and blockwork homes. Each home features open plan living spaces, as well as an office, and all bedrooms have a private patio.

We also built a large outdoor space and pool, where residents can gather and socialise—creating an important sense of community.

Ropox benchtops which have the ability to move up and down, allowing people in wheelchairs to use the bench and cooktops

2022 Highlights

Gray Community Hall

At the start of the year we completed one of our biggest projects yet, the Gray Community Hall. This project involved lots of moving parts, and a group of awesome contractors to help us get the job done.

The project has taken home a few awards throughout the year, including:

Poco Bar

We also had the chance to work with long time client Moorish again to renovate their new wine bar Poco.

We completed renovations to Moorish Restaurant in 2020, so this was a great opportunity to work with owners Mark and Gertrude again.

Poco is a great new addition to Spain Place in the Darwin CBD.

Shayne and Mark - Completed apprenticeships

Towards the end of 2022, Shayne and Mark completed their apprenticeships with us through GTNT.

They are now both qualified Carpenters and will begin transitioning into becoming site supervisors.

Shayne has spent the majority of the year working remote at the Bradshaw Training Range, while Mark worked at Robertson Barracks for the first half of the 2022 before finishing off the year at the Somerville project in Palmerston.

Company grew by 10+ staff

As a company, we were stoked to grow by more than 10 staff this year. This growth spans all aspects of M+J including site staff, apprentices and project managers.

We also had a handful of great team bonding days - golf days, barefoot bowls, fishing and of course our end of year party at Crab Claw Island.

Kalliopi and Hamish join the team

Kalliopi joined us this year to start her traineeship. She's been kept on her toes, and has learnt a whole lot about working in construction, including OHS and specific procedures that help keep the place running.

Hamish also joined the team as an apprentice. He started out doing a school-based apprenticeship, but has now come onboard as a full time apprentice carpenter.

We can't wait to watch these two grow even more in the coming year.

A high end bathroom renovation in Fannie Bay

This bathroom renovation showcased meticulous planning and clever use of existing space. With a focus on high-end design, a variety of textured materials were used to create a truly unique aesthetic.

What sets this particular bathroom apart is the collaborative process we undertook with our client. Rather than simply following a predefined plan, we worked closely with the client on a daily basis. He had a vision in his mind that was difficult to articulate on paper, so we made adjustments and modifications together at each stage of the project.

For example, we had planned to install standard chrome taps, but as the bathroom took shape, the client decided to elevate the design by opting for gold taps instead. This small modification added further elegance and sophistication to the space. We also went beyond the original plan for white tile and opted for a rock feature wall instead, adding textured aesthetic to the space. Complementing the gold trims and taps, we used timber plank-style tiles for the floors.

Kev is an asset to the team and always gets amazing feedback from our customers. Kev is especially good at handling the challenges insurance claims throw at him. We chat to Kev about life and work at M+J Builders.

Tell us about your role at M+J Builders?

I'm an Insurance Project Manager at M+J, and I've been with the company for 5 and a half years now.

My role means I manage all insurance claim projects across the NT. I've got a team of carpenters that work for me, and I schedule projects and manages the ins and outs of who does what when.

I've also got an awesome administrator Di working alongside me and keeping me and the boys on track.

What's your favourite project you've worked on?

There are a couple of projects that stand out. One would have to be demolishing the warehouse and car shop in Bishop Street. We also did an insurance job for a lovely lady in Parap. She served us cakes every time we come around to the job site. Dream customer!

What motivates you at work?

I enjoy coming to work as every day is different and brings on different challenges. I also get the chance to work with a lot of different characters, which keeps things interesting.

Who do you lookup to at M+J Builders?

The bosses dad, Bill. He treats everyone with the upmost respect, but he still gives the boys hell when they need it.

What projects have you been working on recently?

I’ve been working on a lot of insurance works, and I’ve also been doing a couple of big renovations, bathrooms, laundries toilets. There's also a few roof jobs on the go at the moment.

M+J director Michael Buckley was proud to be awarded Young Builder of the Year back in 2018.

Michael was born in Echuca, Victoria. He completed his carpentry trade before moving to Darwin and getting his builders licence. This inspired him to start M+J Builders in 2015, and the company has continued to grow ever since.

Commercial Retail and Fitout over $1M

This was one of our first commercial refurbishment projects back in 2019. We completed the renovations of the kitchen and both indoor and outdoor dining areas, including lighting installation.

Cullen Bay Revitalisation Project

Commercial/Industrial Construction Under $5M

M+J Builders completed this project as a part of the Cullen Bay precinct revitalisation project.

The goal of the project was to attract locals and visitors to the precinct by creating a stronger connection between the beachfront and the marina.

FreeSpirit Resorts

Refurbishing a popular Darwin resort

M+J recently completed the refurbishment of 21 cabins at Darwin's FreeSpirit Resort. This include the refurb of the popular poolside cabins - just in time for the dry season tourists.

Prior to the refurb, the cabins were outdated and needed modernising.

Given that the cabins were unable to be booked while the refurb was happening, the project turnaround time needed to be as short as possible.

This meant a lot of team work and tight scheduling with the various trades involved to get the job done.

Project scope:

Complete strip out of all flooring and installed new timber plank vinyl flooring
Removed all joinery including kitchen, bathroom vanity and bedroom wardrobe and installed new in modern colours
Removed outdated spa and installed a new corner shower
Installed all new plumbing fixtures
New blinds to all windows
Installed all new electrical fittings

Custom Artwork for the Gray Community Hall

Artist statement for 'Fleeting' by Joanna del Nido

‘Fleeting’: a site-specific artwork for the new Gray Community Hall inspired by the surrounding gardens of the Harvest Corner Community Garden.

Gardens are a place of continual change - of growth, light, seasons and the memories of time spent in them, time spent nurturing plants, observing growth and wildlife, weather and fluctuating light. The concept ‘Fleeting’ is inspired by these continual changes and aims to evoke them by providing ‘in focus’ and ‘out of focus’ views of garden details.

As a site-specific work the plants represented are currently on-site or well recognised in Darwin. These plants are ixora, fiddlewood and bougainvillea.

The new Community Hall is contemporary and features a large glass façade. It is important that the artwork should appear light and colourful and complement the site. The work will have many viewing points from both inside and outside the building and aims to directly link the two elements.

Each viewer will have a different view which will change as they move beneath the artwork, thus offering a ‘fleeting’ view of the work. The work features a number of elements hung in a series of layers, and these appear as floating coloured organic shapes. Some of the abstract suspended shapes will align when the viewer stands at certain points underneath the work, and this will reveal an in-focus floral cluster. As the viewer moves under the work another cluster will reveal itself while the others appear to visually separate.

Constructed from durable powder-coated perforated aluminium, aluminium sheets, and Perspex details, the suspended artwork will appear light, and to float in the space. The perforations will appear to provide a soft dappled light and, importantly, will enable light to still pass through the building.

The perforations, when layered, will create a moiré effect and the interference pattern thus created will give the illusion of flickering movement. The layering of these perforated sheets also aids in visually mixing the colours and gives an illusion of depth, besides substantially reducing the weight of the artwork.

The artwork will be lit with a custom-designed central hanging light fixture which will project up underneath the work and enhance the vibrant powder-coated colours and cast intricate shadows onto pieces of the artwork and the ceiling above.

Gray Community Hall

M+J were contracted by City of Palmerston to build the this multi-use facility in Gray.

Bringing the community together

M+J were thrilled to work on this exciting project for the City of Palmerston, with funding from the Federal Government.

The Gray Community is a multi-purpose facility with the goal of bringing the community together. The custom-built space will cater to an eclectic mix of community activities, from parties and graduations to bingo nights and swing dancing.

The community will be able to enjoy the cool and dry indoors, or make the most of the outside areas including lush grass and a BBQ space.

Commercial highlights of the year

As we say goodbye to 2021, we take a look back at some of the commercial projects we’ve completed throughout the year. From remote work in the Red Centre to commercial refurbishments in popular shopping centres, we've done it all.

Duke Street Car Yard

This car yard is in a prime spot on the Stuart Highway in Stuart Park, but it needed a little TLC to truly shine. As a result of extensive rodent damage, we needed to do a full strip out of the space before starting the refurbishment. Once this was done, we resurfaced the driveway, replaced the fascia around the building and did some much needed painting of the block work.

Munchy's Asian Grocer

This much-loved Asian grocer in Darwin was opening a new store in Casuarina and needed our help to make the space functional and modern. M+J installed fridges and cool rooms, and added track lighting to illuminate the aisles. To give the shopfront a unique look, we added timber panelling in addition to custom signage.

Nail Lovers

A makeover for Casuarina Square’s busiest nail salon! Our team added high end joinery including detailed fretwork and laser cut screens, and a brushed gold aluminium feature to shopfront glazing. The full length glass gives anyone walking past the chance to see inside the glamorous salon.

Taste of Viet

M+J just completed a facelift for this popular Vietnamese takeaway restaurant in Casuarina Square. The brief was to create an attractive shopfront with a tropical feel. We added a stone bench top, custom wallpaper and pendant lights to make the space bright and refreshed.

Hermannsburg

One of our biggest projects of the year was a 5 month long project on a home on a Community Outstation just outside of Hermannsburg in Central Australia. The 3 bedroom, 2 bathroom house was damaged by fire, so the house needed to be completely knocked down before the boys started the rebuild. This was an incredibly rewarding project and we got to experience a unique corner of the NT.

Mount Riddock Station

The team got the chance to experience a cattle station that was established over 100 years ago during a remote project at Mount Riddock, a couple of hours north-east of Alice Springs. The boys did a variety of renovation and maintenance work around the property, and felt like they were a part of the station community during their stay.

Refurbishing your commercial space has a whole range of benefits including improved efficiency, cost reduction and greater functionality.

If your space needs a bit of a spruce up, here are three considerations to take into account.

Designing your floor plan

Unless you’re adding an extension to your building, it’s fair to say you might be somewhat restricted when designing your floor plan. You’ll be limited by the actual structure of the building, so it’s crucial to have a designer that can work around this to give you the best refurbishment possible.

Think about the workflow in your space when placing benches and other key internal structures. Light can also make a huge difference, and carefully placed interior lighting can bring your commercial space to life.

Maintaining productivity

Commercial refurbishments usually mean there’s temporary disruption to your usual business operations. If your business tends to have quiet times of the year, it’s worth considering doing the refurbishment during that period.

Finding the right contractor for your project can be a challenging process. To get the best company for the job, it’s important to plan ahead and make sure you’re asking the right questions.

What are your past projects that are similar to this one?

One of the best ways of determining whether the construction company you are considering is the right fit is to ask if they have completed similar projects. If they have, ask if you can see photos or references.

If the company doesn’t have experience within the scope of your project, it might not be the best fit.

How do you communicate with clients throughout the project?

Clear lines of communication are essential to any project. Always ask who the main point of contact is for your project. Having a main contact person who is directly involved in the project will mean you can stay informed every step of the way and also raise any questions or concerns with ease.

It’s also worth asking what channels of communication the company uses. For example, is email the preferred method of communication?

Does the company have an established network of subcontractors and suppliers?

Almost all construction projects will require subcontractors. It’s important to ask what subcontractors will be required and if they are available to perform the necessary work to keep your project on time.

Experienced construction companies often have a network of local contractors across various areas, such as electrical and plumbing. This means if one of them is at capacity there are other trusted companies that can complete the work.

How will you keep the project on schedule and on budget?

Construction projects can involve a whole range of different suppliers and contractors. An experienced company should be able to show you project costs in detail and make it clear what your total project cost will be.

The company should also give you a start date and completion date. Master Builders Awards 2021

The Master Builders annual Excellence in Building and Construction (EBC) Awards are a way of celebrating the amazing projects completed here in the Territory.

The awards recognise exceptional craftsmanship and innovation, and are a great opportunity for construction businesses to come together and network.

The Territory awards are also a pathway to the National Master Builders Awards, held in Perth in November.

Lajamanu Medical Centre Rebuild

In 2020, carpenters Cam and Royce spent 5 months out in the remote community of Lajamanu rebuilding the Medical Centre after it was damaged by fire. It was a hugely rewarding project, with the boys making strong connections with the local community who were engaged during the project.

Cullen Bay Revitalisation Project

This was completed as a part of the wider precinct revitalisation, which aimed to attract more locals and visitors to Cullen Bay.

M+J worked alongside other local contractors to add various greening and cooling features to make the area more vibrant, and build a stronger connection between the marina and beachfront.

Here’s what we completed during the project:

Munchy’s are a well known and loved Asian grocer in Darwin. They have a store in Parap which is well established, but have recently expanded into Casuarina Square. M+J were excited to help them construct their new store.

The new store is significantly bigger than their Parap one, so we had a great space to work with.

Your guide to buying land

Opting to build over buy is becoming increasingly popular right across Australia. With house prices on the rise in the hugely competitive market, building can be a way for prospective homeowners to get their dream house.

If you want to know more about the benefits of building over buying, check out our recent blog post.

But if you’re already thinking about taking the exciting plunge, it isn’t always as straightforward as just picking a block you like - size, shape and location and just a few of the things you’ll need to consider.

Zoning

This is an absolutely crucial step when buying land. Find out what zoning or development codes the council has in the area, and whether the area is likely to have higher density or large lot residential constructions down the track. This could easily impact the feel of the area. Could your current view be interrupted by a high rise apartment block?

Soil, rocks and trees

If the land you’re looking at hasn’t had a soil test, get this done as soon as possible. Soil classes E, H and P can be difficult and costly to stabilise. In addition, rocky surfaces can make building problematic and tree removal is a costly exercise, so consider this when looking at your budget.

Restrictions

This is particularly relevant if you’re buying land in a new estate. There are often developer restrictions that might limit the height, bulk and style of your home, as well as exterior finishes. You’ll notice that estate houses are often consistent in style and shape, so you might need to comply with certain regulations.

Future changes

Are there plans for new highways or roads to be built in the future? Will this have an impact on traffic flow and increase noise? Even if this doesn’t bother you, having a nearby highway will impact your property’s resale or rental value, so it’s worth keeping this in mind.

Easements

In short, an easement is the right to cross over or use part of somebody else's land. There are various types of easements so do your research - they can be both a benefit and a burden depending on the easement rights of that particular block.

Designing for small spaces

Small spaces need big thinking. Granny flats and studios are ever-growing in popularity, but the challenge is fitting all the elements of a regular sized house into a smaller one. Nonetheless, these builds have huge potential if a few key factors are kept front of mind during the design process.

Things to consider in granny flat and studio designs:

Plan your kitchen workflow so it’s functional - you don’t want your bench for preparing food to be at the opposite end to your sink
Increase natural light through large glass windows and even additional doors to outside spaces
Storage is your best friend when designing for small spaces, this is one of the best ways to keep your space uncluttered
Create a space for outdoor sitting, even if it’s small - this gives you some diversity in your living space and means you don’t need to be inside all the time
Use light colours to make the place feel bigger - avoid dark paint, flooring and cabinetry
Eliminate walls by having open place living and kitchen spaces
Mirrors are multitaskers, they can make your room look bigger, brighter and can even be quite artistic by reflecting unique parts of your space at different times of the day
Tall objects such as plants or lamps can give your space variation

M+J Builders have had a busy few months renovating a handful of commercial businesses in Casuarina Square. The most recent fit out we’ve completed is for Nail Lovers - Casuarina’s busiest nail salon.

People visit a nail parlour to feel glamorous and that’s what the client wanted the shopfront to reflect. The original shopfront was ready to be modernised and refreshed, so we did just that!

The final product is a grand nail salon that spruces full length glass, glam interiors and overall, is a shop that makes people want to come inside.

Here’s what we did:

Full strip out of existing shop
New front counter
High end joinery including detailed fret work and laser cut screens
New flooring throughout salon
Brushed gold aluminium feature to front of shopfront glazing

One Waffle x Two Peck

M+J Builders were engaged to complete a full shop and kitchen fit out for a new fast-food restaurant in Casuarina Square.

One Waffle x Two Peck serves a delicious mix of fluffy waffles and crispy chicken, inspired by Taiwan’s famous tender chicken. The brief was to get the restaurant ready to open in a short 6 weeks, giving the owner enough time to train up new staff before opening day.

We love a challenge at M+J, so the team got started as soon as possible. Here’s a rundown of what we did:

Custom built the shop front
Installed custom made neon signage and lights
Hand painted the shop front
Installed a stone counter
Completed a full kitchen fit out including stainless steel benches, installation of fryers, fridges and dishwashers
Ensured all of our installations complied with the Health Report Requirements and passed the health inspection prior to opening

Duke Street Car Yard

Duke Street car yard got an M+J makeover!

The Kerry Group got in contact with M+J to ask if we could refurbish an empty car yard on the Stuart Highway in Stuart Park. The building has been vacant for a number of years, so the client's goal was to attract future tenants by giving the building a face lift.

As the car yard had been vacant for so long, we needed to do a full strip out due to extensive rodent damage. The building had also become home to a group of friendly possums, so we engaged NT Pest to catch and relocate the possums safely. The strip out included:

removal of the ceiling and all electrical wiring
removal of existing partitions and walls
removal of tiles
removal of plumbing and existing aircon units

Once the strip out stage was complete, we had an empty slate to work with. Here’s what we did:

Resurfaced the driveway
Poured a concrete slab out the front to use for displaying cars
Replaced the fascia around the building
Lay new tiles
Fresh painting of blockwork and garage roller doors

To finish the project off, we engaged landscapers to lay in a low maintenance garden and install a new irrigation system.

Cullen Bay Revitalisation

M+J Builders have recently completed a rewarding project in Cullen Bay as a part of the precinct revitalisation project. Alongside other key contractors, the goal of the project was to attract locals and visitors to the precinct by creating a stronger connection between the beachfront and the marina.

This involved adding greening and cooling features to make the area more vibrant.

Shade trees, lawns and tropical plants were used to create a refreshing streetscape that people want to visit, following a soft-scape approach. Revitalising the precinct will also help to promote local businesses.

The project came with its challenges. The M+J team had to navigate pedestrians, council property, roads and traffic. It was important that the general public still had the ability to get where they needed to go.

Medical Centre Rebuild in Lajamanu

Medical Centre for Lajamanu

Lajamanu is a small community about 560km south-west of Katherine in the NT. It’s located on the edge of the Tanami Desert and access is via about 100km of unsealed road off the Brutine highway.

In July 2020, MJ Builders started a 5-month project in Lajamanu to rebuild and refurbish the medical centre that was damaged by fire. We had 2 of our full-time carpenters living out in Lajamanu, with the help of various subcontractors throughout the project. Through the CDP program, local community members were also engaged in the project to work onsite.

MEC NT, Ausplumb, FRM Mechanical, ASAP Cabinetry, Skyside Roofing, Corporate Design Flooring, Prodigy Painting, Territory Projects, Remote Area Group, Curtains of Cavenagh, Danlaid and Matt Cousins Plastering were the subcontractors that made the trip to Lajamanu, making this project possible.

We rented out 2 houses from the Council and dongas at the General Store for our sub-contractors to live in. We also supplied meals to them for the duration of their stay.

The scope of works:

Remove and dispose of all medical equipment and medical waste
Undertake a detailed inventory of medical supplies and equipment, storing and disposing of to meet medical waste compliance
Full internal strip out of plaster, vinyl (Corporate Design Flooring), cabinetry (ASAP Cabinetry) roofing (Skyside Roofing), trusses, electrical (MEC NT), hydraulics (Ausplumb) and mechanical (FRM) due to fire and smoke damage
Replace all structural components that were affected by fire, in particular, the ambulance bay
Full replacement of entire roof and solar (this included a team of 10 from Skyside Roofing)
Full replacement of plaster, vinyl, cabinetry, roofing, trusses, electrical, hydraulics and
mechanical
Full paint of entire medical centre
Full security for on-call nurse system for 24-hour emergency access to local authorities
Full body protect electrical system
Full duress system
Anti-vandalism tapware
Ambulant/Disabled access and compliance fixtures throughout the entire building

Community Engagement in Lajamanu

Community Engagement in Lajamanu

The Community Development Program (CDP) aims to support job seekers in remote parts of Australia to build skills and contribute to their communities across a range of industries.

Working out on the medical centre project in Lajamanu for 5 months, we wanted to engage the community in any way we could.

We met with the site manager of CDP in Lajamanu, Diana Sewers, at the start of the project to discuss hiring local employees to help with rebuilding the clinic. CDP provided MJ Builders with 7 Indigenous employees to work on the project.

We did safety inductions and made sure the boys knew what needed to be done, giving them support whenever it was needed.

The local employees said they learnt a range of new skills working alongside the MJ team, also building solid friendships. Our MJ team loved working with the boys and getting involved in the community.

At the end of the medical centre project in Lajamanu, MJ Builders donated the remaining building materials to CDP, including iron roofing panels and cupboards.

Overall, MJ Builders had a great experience working out in Lajamanu and getting local employees involved through CDP. We look forward to having more opportunities to work with communities in the future.

How to prepare for a renovation

Renovating your home can be both a stressful and exciting time for homeowners. Check out our tips to help you get ready for a renovation.

1. Plan

We’d say that planning is the most important part of any project.

Think about the time of the year you’re renovating - if it's the wet season, you might have limitations for exterior renovations. Chat to your builder about your needs and they’ll be able to give you their expert advice.

It’s also good to think about when renovations might disrupt your family life the least. Often people hand over the keys and let builders get started while they’re away on holidays.

2. Check the laws

To find out about the rules and regulations for renovating your home in the NT, visit the Northern Territory Government’s guidelines for building and renovating a home. If you don’t get the necessary permits, you can risk hefty penalty fines. No one needs that during a renovation!

3. Get estimates of time and money

It’s good to have your ducks in a row, that’s why we recommend getting a detailed estimate of both time and money before the project starts. This can give you a breakdown of the different phases of the renovations so you know where your money is going and how long it’ll take - giving you peace of mind.

4. Communicate with your builder

Make sure you know what you want to get out of your renovations and clearly communicate that to your builders. They want you to be happy with the finished product more than anyone! If something doesn’t look or feel right, have a chat with your builder to see how you can resolve it.

5. Consider your space

Before the renovations start, think about your space. Your builders will be happy to give you guidance on making your home function well during the renovation process. For instance, if you’re getting your bathroom or kitchen renovated, you’ll need a plan for what you’ll use in the meantime.

Freezing some meals in advance can be a good option if your kitchen is in pieces mid-renovation, limiting your time trying to cook in a messy kitchen.

Moorish Cafe

Earlier in the year when COVID restrictions were in place, M+J did renovations for award winning restaurant Moorish on Knuckey Street in the Darwin CBD.

Over this time, Moorish were only open for takeaways, so we had the space and access to do the work we needed to.

The brief was to maintain the iconic Moroccan theme but to give the restaurant a lighter and brighter feel.

Feature panel ceiling - we added acoustic sound panels on the ceiling. While the main aim of this was to reduce the noise when the restaurant is busy, the style of the panels worked beautifully with the Moroccan theme of Moorish.
Feature timber beams - the removal of the old bulkhead in the middle of Moorish gave the restaurant more height and space. A racked ceiling now continues along the full length of the restaurant, with cosmetic beams adding to the Moorish charm.
Booth seating - the booth seating in Moorish has been hugely popular, so we extended it to run along the full length of the Cavenagh Street side of the restaurant. This gives more customers the comfort and privacy of booth seating, which has received a lot of positive feedback.
New lighting - the new lighting installations have given Moorish the ability to create warm and inviting spaces from lunch through to evening. The addition of handmade pendants sourced directly from Morocco create unique patterns on the walls and ceilings, replicating jewels.
Feature tiles - the hand painted feature tiles are one of the most stand out elements of Moorish. Each tile is a different size, so great care and attention to detail was needed from our M+J tiler to lay them perfectly.
Curtains - the owner installed lush silk curtains that she sourced from Brisbane. They soften the back of the restaurant nicely and create a romantic feel.

Nightjar Road, Howard Springs

M+J Builders recently completed a custom design build on Nightjar Road, Howard Springs. This attractive and affordable 3 bedroom, 2 bathroom house has given the owners a lovely home, perfectly designed to maximise space and indoor/outdoor flow.

Stone benchtops - a stunning, cost-effective option. Stone has the advantage of being long lasting, easy to clean, and resistant to stains, scratches and chips.
Subway tiles in the kitchen and walk in pantry, and feature tiles in the bathroom, adding contrast and texture to these spaces. The tiles brighten the rooms, soften the lighting and add visual interest to these areas.
A semi frameless shower , giving the bathroom a contemporary look with the added advantage of being super easy to clean.
Block walls , external and internal, selected due to their flexibility of design, strength, energy efficiency and resistance to extreme weather conditions.
A colourbond roof , a long lasting, durable, resilient choice for a Northern Territory property. Unlike other roofing materials, colourbond doesn’t change weight in wet conditions, as rainwater runs right off the roof rather than being absorbed. Plus, the material is lightweight, which makes it faster and more cost effective to install.
An external painted feature wall that adds character to the home.

Christie Street, Fannie Bay

M+J Builders were called on to complete an elevated home extension for a stunning Fannie Bay property. The brief called for a kitchen extension to complement this stylish tropical home. The interior includes several standout features including:

New flooring throughout, using light vinyl that balance seamlessly with the property’s striking window frames
New louvre windows, letting air flow in and out of the home but keeping rain and glare out. The black finish is a bold addition that adds texture and makes a statement in the home
Calacatta stone benchtops and a stone splashback, giving the kitchen a distinctive, highly refined look
A black mirror splashback, a contemporary statement piece, great for reflecting light. Having a mirror splashback behind the stove opens up the kitchen, making it a comfortable place for cooking and socialising

Noonamah Family Retreat

M+J’s directors, Michael and Jessica Buckley, are the proud owners and builders of Noonamah Family Retreat. This carefully constructed home uses passive design principles and select building materials that suit the Northern Territory’s climate, keeping the home comfortable, cool and energy efficient year-round.

Vegetation to keep the home shaded

Carefully planning the location and orientation of the building envelope was key and working with the prevailing wind patterns greatly reduced the requirement of auxiliary cooling. In addition, the builders retained as much of the original vegetation on the lot as possible to exclude direct sunlight. Trees were used to shade every façade and also served to capture and funnel cool breezes.

Open plan layout to facilitate ventilation

The building envelope was designed to be narrow and elongated, with an open plan internal layout and numerous louvred window openings to facilitate ventilation. Breezeways and a multi skillion roof with ample eves provide a cool outdoor living area.

Select materials and colours to reduce heat absorption

The owners opted for a lightweight steel frame construction with open carport to maximise breezes around the home. The custom orb colour was carefully selected to reflect the suns light and further reduce heat absorption. Innovative design specifications included the incorporation of well insulated walls and ceilings, and ceiling fans positioned throughout the house to achieve overall thermal cooling.
